Rules and Conditions

1. Bookings are considered valid when the deposit of 40% of the agreed total amount has been received.
2. CANCELLATION: If canceled up to 90 days before the start of the stay, the entire amount paid will be refunded. If canceled up to 60 days before the start of the stay, the price of the first night of the deposit paid will be retained. If canceled within 30 days, the entire deposit will be forfeited.
3. SALDO AND COSTS: At the beginning of the booked stay, the full amount must be paid when the keys are handed over.
4. DEPOSIT PAYMENT: A deposit of €300 will be requested from guests when the keys are handed over to ensure that the goods entrusted to them are properly stored. This amount will be refunded to guests on departure, less (at current prices) any damage or defects caused intentionally or through negligence. Guests must report any discrepancies, breakages or defects in the structure within 24 hours of receiving the keys in order to be released from liability. However, they must always report any damage, breakages, etc. of which they are aware in order to allow timely intervention. The customer is in any case responsible for damages exceeding the amount of the deposit.
5. ARRIVAL AND DEPARTURE: Arrival and key handover is scheduled between 15:00 and 21:00 on the day of arrival. Departure is scheduled for 7:30 am and must be no later than 10:00 am. Arrivals and departures at times other than the above must be arranged with the owner and are subject to their approval.
6. NO-SHOW: If the guests arrive within 24 hours of the no-show without proper communication and justification, the property will be released from any contractual obligation and will arrange for a new placement of the villa/apartment and maintain the effects of article 3.
7. REFUNDS: In the event of early departure or late arrival of the customer, no refund is provided.
8. NUMBER OF GUESTS: The number of permanent guests may not exceed the number indicated and agreed at the time of booking (including children aged 4 and over). A higher number of guests than indicated is not permitted and will result in the termination of the contract for breach of the agreements made and the loss of the amount already paid.
9. CLEANING AND MAINTENANCE: All accommodation is delivered clean and in good working order. Although obligatory final cleaning is provided, the guest must ensure that the house is tidy on a daily basis and be responsible for its integrity. When returning the house, the guest is obliged to leave the house in acceptable condition, especially the cleaning of the kitchen corner and dishes, which must be returned clean and tidy, otherwise € 30.00 (thirty) will be charged. Guests must separate waste and comply with the rules for separate waste collection throughout their stay. During and at the end of the stay, they must dispose of the waste in the containers provided for separate collection and next to the entrance gate of Casadaniele. This applies to all types of waste (paper and cardboard, glass and aluminum, unsorted dry waste, plastic) with the only exception of organic waste, whose containers can instead be delivered directly to the owners of the structure.
10. Final cleaning Villa Serenitas €100, apartment Solis Occasum/Ortus €60. An additional cleaning fee of 50% will be charged if a pet is present.
11. BED LINEN AND TOWELS: Each house is equipped with bed linen and towels for the number of guests agreed in the reservation. Bed linen is changed weekly. Half-weekly changes are also possible on request and for a fee, at a cost of €10.00 per person.
12. GOOD NEIGHBORHOOD: Customers undertake to occupy the accommodation in compliance with all the rules of good neighborliness. In particular, it is mandatory not to disturb the tranquility of the house during the night hours (from 11:00 pm to 7:30 am) and also in the early afternoon hours (from 2:00 pm to 4:00 pm).
13. SWIMMING POOL: The water comes from a hot volcanic spring. The pool is filled every 3-4 days with this untreated natural water, which then adjusts to the outside temperature. Bathing in the pool is limited during the exchange. Thank you for your understanding. Entering the pool with dirty grass feet is prohibited. The sunbeds and armchairs are available to all guests of the resort, guests are responsible for storing them and should take care not to get them wet or dirty.
14. ADDITIONAL COSTS TO BE PAID ON SITE: Deposit: €300. Dog: max. 1; max. 25 kg €15/dog/night (only accepted if stated in the booking confirmation). Sofa bed supplement: from 4 years €20/night. Washing machine: There is a charge of €5 per wash if you wash at night. “Ecological”, during the day it is free thanks to solar panels.
15. SMOKING: Smoking in our accommodations is strictly prohibited. You can smoke on the terraces and please use ashtrays.
